Refresh

Typical $9,500 – $18,000

Powder rooms and dated guest baths. Same layout, new finishes.

What's included

  • New vanity, toilet, faucets, and lighting fixtures
  • Floor tile install (porcelain or ceramic, supplier-grade)
  • Wall paint, prep, and trim repair
  • Mirror and accessories
  • Permit pulled where required, inspections coordinated
  • Final walkthrough and lifetime workmanship warranty

Not included at this tier

  • Plumbing relocates within the room
  • Tile shower or tub surround (see Full bath remodel)
  • Layout changes or wall removal

1985 Dunwoody guest bath. Same layout. New fixtures, paint, floor, lighting. Reset.

18–28 working days

Full bathroom remodel

Typical $18,500 – $32,000

Hall, guest, and secondary baths. Existing layout works, everything else needs to change.

What's included

  • Everything in Refresh, plus —
  • Tile shower or tub-shower combo with frameless glass enclosure
  • Schluter Kerdi or Wedi waterproofing membrane behind tile
  • Plumbing fixture relocates within the room (vanity, shower, toilet)
  • Custom cabinetry option in place of stock vanity
  • Humidity-sensing exhaust fan upgrade
  • Updated electrical (sconces, GFCI receptacles, vent fan circuit if needed)

Not included at this tier

  • Layout changes that move walls or move the room footprint
  • Heated floors (available as itemized upgrade)
  • Premium finishes: natural stone, designer plumbing brands (itemized as upgrades)

Master / primary suite

Typical $35,000 – $55,000 (refresh) · $55,000 – $85,000+ (structural)

Master and primary baths. Refresh tier or structural rebuild.

  • Everything in Full bath remodel, plus —
  • Custom shower with multiple shower heads or rain combo
  • Freestanding soaking tub option
  • Double vanity with two basins, two mirrors, dedicated sconces
  • Heated floor (typical mid-Atlanta master spec)
  • Designer-grade tile and plumbing fixtures
  • Curbless / barrier-free shower entry on request

Not included at this tier

  • Whole-house structural reconfiguration
  • Closet relocation (we'll refer to a generalist for adjacent rooms)

Refresh: 1990s Sandy Springs primary, 80 sq ft. Curbless shower, freestanding tub, double vanity. 27 days, $48K. Structural: same home, wall expanded into linen closet. 38 days, $72K.

Tub-to-shower conversion

Typical $9,500 – $16,000

Replace an unused tub with a curbless walk-in shower. Common in primary baths and accessibility remodels.

What's included

  • Removal of existing tub and surround
  • Tile shower with bench (curbless or low-curb)
  • Frameless glass partition (optional)
  • Schluter Kerdi waterproofing
  • New fixtures and accessibility provisions (grab-bar blocking) on request

Not included at this tier

  • Layout changes outside the existing tub footprint
  • Code-required ADA compliance certification (separate engineering)

The fine print, in plain English

  • Starting points for typical metro-Atlanta projects. Final quote depends on size, finishes, and structural conditions.
  • Fixed-price after the in-home consultation. No surprise change orders.
  • Premium finishes (natural stone, custom cabinetry, designer fixtures) are itemized as upgrades.
  • Permit fees ($150–$400 in metro Atlanta) and inspection coordination are included.

Where the money goes at resale

Mid-range bathrooms recoup more — by a wide margin.

2025 Cost vs. Value, South Atlantic: mid-range bath remodels recoup 73.5%. Upscale recoup 45%.

$25K mid-range returns ~$18K at sale. $75K upscale returns ~$34K. Upscale is a quality-of-life decision, not an investment play.
